How Investors Buy Now and Pay Later with Installment Sales
I talk with dozens of potential real estate investors on a weekly basis. I frequently share why I started my career, as well as why I’m passionate about investing. Something that shocks many people is hearing that they can build generational wealth through property investment with little to no money down.
But how?
This is the most commonly asked follow-up question- and there is no one answer. There are so many different ways to invest in property with little to no money down. However, one of my favourite ways is by purchasing property through an installment sale.
If you’ve never heard of an installment sale, it’s actually pretty simple. Traditional property sales go like this: the seller lists the price and the buyer pays the full price either in cash or with a loan. However, with an installment sale, the seller agrees to let the buyer make payments over time instead of paying one lump sum. To qualify as an installment sale, the seller needs to receive at least one payment after the year in which the sale was made.
An installment sale benefits the buyer because they get to own an investment property without paying for it all at once. However, this type of sale also benefits the seller because it allows them to spread the tax liability from the sale over several years. Sellers can end up saving tens of thousands of rands in taxes just by selling as an installment sale!
Installment sales are one of the best-kept secrets in the real estate investment industry.
However, purchasing property through an installment sale is just one way to invest with little money down. You can also get funding, join a stokvel or invest strategically. I learned how to invest strategically thanks to the guidance of my mentor.
